BUY BEFORE YOU SELL
Moving up gets complicated when your equity is tied up in your current home. I’ll help you compare the timing, financing, equity, and sale options so you can make your next move without creating unnecessary pressure.

HOW BUY BEFORE YOU SELL WORKS
You May Not Have to Sell Your Current Home Before You Buy the Next One.
Depending on your equity, income, credit, current mortgage, and the home you want to purchase, there may be financing strategies that allow you to buy your next home before your current home is sold.
Current value, equity, mortgage, income, debts, and target purchase.
Determine which financing/equity options could let you buy before selling.
Move into your next home, then prepare and sell your current one.
Qualification depends primarily on your equity, mortgage balance, income, credit, existing debt, target purchase price, available reserves, and the financing strategy being used.
THE REAL PROBLEM
Selling first can create a problem most homeowners do not think about until they are already in it. Once your next purchase depends on your current home closing, everyone involved knows what has to happen.
The seller of the home you want knows you may need their timing to work. The buyer of your current home knows you may need their transaction to close. Suddenly, you are not negotiating each deal independently. You are trying to keep multiple dominoes standing at the same time.
That can mean accepting less favorable terms on the home you are selling, becoming more aggressive on the home you are buying, or making concessions simply to keep both transactions together.
And if you are still living in the home while it is listed, you are giving up another advantage. All else being equal, an occupied home will typically sell for less than a vacant, properly prepared home. You are constantly keeping the house show-ready, leaving for showings, working around buyers’ schedules, and trying to present the property at its best while still living your everyday life.
The goal is to create options before your home ever hits the market, so you are not negotiating from a position where everyone else knows exactly what you need to happen.
The right approach depends on your equity, financing, timeline, current home, and the home you want to buy.
The goal is to understand your options before you put yourself in a position where one transaction controls the other.
SELL FIRST
Sell your current home first and use the proceeds toward your next purchase. This can simplify financing, but it may create pressure around timing, temporary housing, and finding your replacement home quickly.
BUY FIRST
Secure your next home before selling your current one. Depending on your equity and financing options, this can give you more control over timing, negotiations, showings, and preparing your current home for sale.
COORDINATE BOTH
Structure the purchase and sale together when the numbers and timing make sense. The objective is to protect your leverage while reducing the risk of one transaction forcing decisions in the other.
